Accounting and Reporting

Wiedmayer Property Management strives to provide the most professional and efficient Financial Reporting and Accounting services available in order to maximize the profitability of the property.

Wiedmayer + Co. Commercial Real Estate’s first step is developing an annual budget projecting the property cash flow, operating income and expenses for each property.

The in-house account staff of Wiedmayer + Co. records monthly income and expenses for each property. A monthly financial summary is prepared and delivered to each owner describing their property’s financial transactions during the month. These monthly reports compare the month’s actual transactions against the amounts budgeted in that particular period. Any variances in these amounts will be explained in detail in the monthly financial summary along with a detailed rent roll, balance sheet, and aging report.

Wiedmayer & Co. will also prepare special reports as requested to support the property owners' needs.

Additional financial duties performed by Wiedmayer + Co.:

  • Collection of rents
  • Payment of all common area expenses, taxes, utilities and insurance based upon agreed guidelines with the property owner
  • Payment of all operating expenses including mortgages, utilities, service contractors, taxes and insurance where applicable
  • Provide computer generated monthly financial statements and detailed ledgers
  • Manage bidding process with service vendors such as landscapers, general maintenance, parking lot sweepers, rubbish removal, and HVAC repair
